What moling is
Underground pipework without the trench
Traditional pipe replacement means excavating the whole length of the run. Moling avoids most of that: small access pits are dug at each end and the new pipe route is formed underground between them, so the surface in between is left largely undisturbed.
In Barnet that matters. Block-paved driveways, resin surfaces, mature lawns and established planting are expensive and slow to reinstate, and a trenchless approach can avoid a large part of that reinstatement cost.
Moling is not right for every job. Ground conditions, existing services, the depth and route of the pipe and the condition of what is already there all decide whether it is suitable. We assess the site first and tell you honestly which method fits.
Where moling can help
- Replacing an old or leaking underground water supply pipe
- Installing a new pipe run beneath a driveway or path
- Getting a service across a lawn without lifting the turf
- Avoiding reinstatement of block paving or resin surfacing
- Reducing the disruption and duration of the works
- Situations where open excavation would be impractical
When trenchless is the right choice
It suits reasonably straight runs at a consistent depth, in ground free of obstructions, where both ends can be accessed. A long, clear route under a driveway is close to the ideal case.
It is less suitable where the ground is full of existing services, where the route bends sharply, or where the pipe is at an awkward depth. In those cases open excavation, even though it is more disruptive, is the safer and often cheaper answer.
What we check before quoting
We look at where the pipe starts and ends, what surface sits over the route, what other services are likely to be in the ground, and the reason the work is needed in the first place. Where the issue is drainage rather than supply, a CCTV survey usually comes first so the defect is confirmed before anyone commits to a method.
Reinstatement and making good
Access pits still need backfilling and finishing. We agree in advance what reinstatement is included, so there is no argument about who is putting the paving back at the end.
Getting a price
Every moling job is site specific, so we do not publish a fixed price. Call us with the details and we will arrange a look at the site and give you a written quote covering the method, the access points and the making good.
How it works
How a moling job is approached
- 01
Site assessment
We look at the route, the surface above it and the practical access at each end.
- 02
Confirm the method
If trenchless is suitable we say so. If open excavation is the right call, we tell you that instead.
- 03
Written quote
You get a price covering the works, access pits and agreed reinstatement before anything starts.
- 04
Install and test
The new run is installed, connected and tested, and the access points are backfilled and made good.
Questions
Moling in Barnet — common questions
- What is moling?
- It is a trenchless technique for putting a pipe underground between two access points without excavating the whole route, leaving the ground surface between them largely undisturbed.
- Will my driveway be dug up?
- The aim is to avoid that. Small access pits are still needed at each end, but the run in between is not normally opened up. Whether that is achievable depends on the ground and the route.
- Is moling cheaper than digging a trench?
- It often works out cheaper overall once reinstatement of driveways, paving or landscaping is taken into account — but not always. We price both where both are viable.
- Can any pipe be replaced this way?
- No. Suitability depends on depth, route, ground conditions and other buried services, which is why we assess the site before quoting.
- Do you cover areas outside Barnet?
- Yes — we cover the surrounding North London areas and the Hertfordshire border. Call us with your postcode.
