Urgent call-outs

What to do before we arrive

Turn the water off at the stopcock. In most Finchley homes it is under the kitchen sink, in a downstairs cupboard or near the front of the property. Stopping the flow is the single most effective thing you can do to limit damage.

If water is anywhere near electrics, switch off at the consumer unit and stay clear of the area. Then call us and we will talk you through anything else while we head over.

Urgent jobs are prioritised in our diary and we attend same day wherever we can. We will always be straight with you about when we can realistically be there rather than promising a time we cannot hold.

Containment comes first

On arrival the priority is isolating the water and stopping the damage spreading. Only once that is done do we move on to diagnosing and repairing the fault.

That order matters, particularly in flats and terraces where the water has somewhere else to go.

Finchley properties

Finchley has a lot of solid-brick houses with long pipe runs, plus flats and conversions around the High Road and Church End. Long runs mean a burst can show up a long way from where it actually is, so we trace properly rather than opening up the first damp patch we see.

Repairs made permanent

Where we can complete a lasting repair on the visit, we do. If a part has to be ordered we make the situation safe, explain exactly what is outstanding and book the return.

After the emergency

If the cause points to something wider — ageing pipework, a failing cylinder, a heating system in poor condition — we will tell you and price it separately. Nothing gets bundled into an emergency invoice without your say-so.

Questions

Emergency plumber in Finchley — common questions

How fast can you get to Finchley?
Urgent jobs are prioritised and we attend same day wherever the diary allows. When you call we will give you an honest time rather than an optimistic one.
What counts as a plumbing emergency?
Anything causing active water damage or leaving you without water or heating — burst pipes, ceiling leaks, overflowing toilets, boiler lockouts.
Where is my stopcock likely to be?
Most commonly under the kitchen sink, in a downstairs cupboard, or near where the mains enters the property. It is worth locating it now rather than during a flood.
Do you cover all Finchley postcodes?
Yes — N3, N2 and N12, covering Finchley Central, East Finchley, North Finchley, Church End and Woodside Park.
Will you give me a price before you start?
Yes. Once we have seen the fault you get a clear price before repair work begins.
